About the Speaker
In 1978, David started buying properties subject to low interest loans, wrapping the financing with an AIDT (All Inclusive Deed of Trust) and then selling and carrying back the financing to build up cash flow. A few years later, David became a tenant and rented a house for many years, which he then sub-leased for a profit. By the end of 1996, David had leased and sub-leased over 100 houses. His 38 years of real estate involvement has convinced him that many of those who survive long-term in this business do so because they can change quickly as the real estate market changes around them, and because they limit downside risk. By employing his master leasing strategies, it has allowed David and his wife Mary to live the life they always dreamed of, all while not having a single employee!
