Lessons Learned from over 4 Decades of Real Estate Investing

with Ward Hanigan

Protecting your real estate assets, your business, and yourself is something we, as real estate investors, often overlook. It’s easy to start an LLC or an S-Corp or simply buy properties in your own name. As investors start accumulating multiple assets, it’s especially important to understand how title should be held. How can you protect your asset, if there is a cloud on the title? What if someone sues you by looking up your holding entity? What if you have multiple properties owned by the same LLC? In a litigious state like California, asset protection is not something to ignore. Ward Hanigan is THE go-to source for title holding trust formation. Ward has been buying, selling, and managing properties for the past 40 years, using investing strategies that are actually not difficult to understand and rarely used. Of course, his assets are always well protected using title holding trusts.

This month, NSDREI President Derek Harms will lead an open-ended discussion with Ward. Be sure to bring your burning questions as Derek and Ward will be detailing many aspects of real estate such as:

  • Why holding title in your name is one of the worst decisions an investor can make.
  • What is a Junior Bene buyout and how to use this “stealth” acquisition method.
  • How Ward continues to find deals in this scarce foreclosure market.
  • Why the acronym “KEPT” is crucial for all real estate investors.
  • How to save $800 per year, if you run an entity in California.
  • What the Dingbat retirement plan is.
  • Why senior housing is a hidden gem for real estate investors.
  • Why land trusts are still the most efficient vehicles to own property in.

Prior to Ward, we’ll start off with our famous Market Update presentation with Jerry Ryan, a few words from our ValuedSponsors, and the “Haves and Wants” segment.
