    I can say with complete honestly that I believe our October NSDREI speaker, J Scott, is one of the smartest men I've talked to in many years. He just exudes knowledge, expertise, and business acumen — all while also being just a cool dude. This type of person is hard to find, my friends. 

    Complete transparency — when our Board Member Jay Sherman (huge shout out to you buddy for lining this up) recommended J Scott as a potential speaker, I literally said “Who?”. Well, I quickly found out why Bill Cook puts J Scott in the same category as real estate legends like John Schaub, Pete Fortunato, and David Tilney.

    J and I discussed how he manages multifamily and house flipping portfolios in other states right from his office in Sarasota, Florida, estimating rehab costs (he literally wrote a book on this topic), interest Rates — where they’re headed from here, FED Policy, potential loss of USD reserve currency, jobs, presidential candidates and how each one's policies may affect the economy and real estate markets, and SO much more.

    Free tax advice? (Well, technically not advice — just information and opinions). Yes, that’s what this past Tuesday night at the NSDREI was all about. If you’re like many of us, just hearing the word “taxes” freaks you out. And understandably so. With literal thousands of pages of IRS code, it’s hard to make sense of it all.

    That’s where Amanda Han and Matt MacFarland with Keystone CPA come in. Amanda and Matt are some of the savviest CPAs in the state, when it comes to understanding real estate and the tax benefits that go along with being investors. And they didn’t hesitate to answer everyone’s tax questions. Further, they shed light on year-end tax planning strategies, proposed legislation that could affect you moving forward, real estate specific tax saving tips. And they also shed light on something we could probably all do a little better — keep cleaner records and books

    All those in attendance walked away that night with actual, real-world information that can help them better their financial situation. It was an amazing night!

    Wow! It’s taken me a full week to completely and properly digest all of the information presented by the one and only Bruce Norris at the NSDREI’s 20th Anniversary Party last week. If you were there, you were blessed with a treat. If you missed it, don’t worry, as an NSDREI member you have access to the audio!

    It’s crazy to think that Bruce Norris has been the speaker for each one of the NSDREI’s Anniversary parties without fail. I cannot express the amount of gratitude I have for that man — and I know all of you feel the same way. 

    Before I get into the meeting recap, I need to take a second to thank all of you who have helped make the last 20 years possible. It is because of our loyal members, sponsors, and guests that we’re able to do what we do. On behalf of the Board of Directors, we express our gratitude to you!

    If I had to describe the way Bruce feels about the California real estate market for the near future in one sentence, I’d say: “Stable pricing, lower sales volume, low inventory, and 30-year mortgage interest rates slightly lower than where they’re at today.” But that just scratches the surface. Bruce and I spent two full hours digging into the weeds on:

    • Affordability
    • Interest Rates
    • Pricing
    • Demographics
    • Looming Recession
    • Inventory, & where new supply may come from
    • Demand
    • Building 
    • Foreclosures
    • Jobs/Employment
    • Rent Prices
    • ...and so much more!

    It truly was a magical evening and one we certainly won’t forget.

    What an incredible information-packed event Tuesday night! You could really feel the effort and passion put into the presentation by one of the NSDREI’s very own, Chi Nguyen. 

    As a professional high-level note buyer, Chi laid out essentially the entire note investing business from A to Z in roughly 90 minutes. These types of presentations are always my favorite — bare knuckle, in the weeds, pertinent information from someone who actually practices what they preach day in and day out. You left the evening feeling like you could literally take what you learned and go out to the marketplace tomorrow. 

    The night started out from a higher level perspective discussing the basics of what notes and mortgages are & the different types, how large the industry is here in the US, and how they’re treated on the secondary market. 

    Then, Chi laid out multiple real-world case study examples of some of the deals she did…and the MASSIVE returns associated with them. 

    Being a Note buyer at a high level isn’t achieved without math…and calculators. A tutorial of the all important 10Bii Financial calculator is always a fun ride, and Chi did a great job introducing folks to the different functions and how returns are calculated. 

    She also dove into:

    • How and where to acquire notes
    • Pricing strategies
    • Due diligence
    • Asset management
    • The team you’ll need

    And, I’m not kidding, SO much more!

    Jack (Coach) Fullerton is one of the many great teachers we lost this year. He was an early awardee of the Rohny award and founder of the Commonwealth Club, which inspired and formatted most of our current no pitch REIAs and Meetups.

    A note from the family:

    Dear friends, We are saddened by the passing of our father, Jack Fullerton. Jack spent his life helping others develop their skills and potentials in life. He started his coaching career in Swimming and Water Polo and later transitioned to Real Estate, where he was an inexhaustible guide for many throughout the remainder of his life. Please join us in a celebration of life for Jack "Coach" Fullerton.

    A service will be held on Friday, September 23, 2022, in Huntington Beach, CA, with a reception immediately following.

    The recent weeks have been tough for the real estate investing community and our hearts are saddened. 

    On July 1st, long-time friend of the NSDREI, Aaron Norris, passed away from Stage 4 Intimal Sarcoma, a very rare form of cancer. He certainly was a bright light and a beacon of positivity for our industry and will most definitely be missed by all. A Celebration of Life is scheduled for Aaron on August 13th from 11:00 AM - 2:00 PM at The Grove Community Church in Riverside. Details can be found at www.aaronnorriscelebration.com

    Further, master problem-solver and real estate investor, “Coach” Jack Fullerton, also recently passed away. Jack was an inspiration for many, and always seemed to have the right advice. A Rhony Award winner in 2014, he’s recognized for being a mentor to many in the Southern California Real Estate Community. 

    And if that wasn’t enough, another real estate investing legend is no longer with us, Mic Blackwell. He was a long-time friend and mentor to Mike Cantu and has run an investor lunch in the Pomona area for years, graciously giving of his time and talent shaping the next generation of real estate investors. 

    One thing I think we know for certain is that all three of these individuals would want us all to live, learn, and help others change their lives through real estate investing, just as they did. We at the NSDREI aim to do just that!
