50 Questions: Everything you didn't know, but should, about Ding-Bat Rental Investments
with Ward Hanigan
First Question: What IS a Ding-Bat Rental!?
A small lower-cost rental property designed for stable long-term tenancy—often appealing to older tenants—in affordable markets with low turnover and strong cashflow potential.
Ward Hanigan, a long-time investor, friend and supporter of the NSDREI, has been investing in and teaching the Ding-Bat strategy for decades, refining the model through real-world experience and building a rental portfolio known for exceptionally long-term tenants—many staying 20 to 25 years or more. And he's here to teach you how.
Whether you’re already investing in real estate or just getting started, the Ding-Bat strategy offers another way to look at rental property investing.
For experienced investors, it may open up an additional market to explore; for newer investors, it can provide a more approachable way to begin building a rental portfolio.
A few topics Ward will cover:
- How long do tenants stay in a Ding-Bat Rental?
- Is it really important to only have 1 Ding-Bat tenant?
- What does Ward see as the future of Ding-Bats?
- What about Ding-Bats in distressed neighborhoods?
- Are there Ding-Bat opportunities in unused back yards?
- How do you long-term plan with Ding-Bat Rentals.
- How do I assess a Ding-Bat Rental?
- What are some Modular designs for Ding-Bat Rentals?
- What do I need to know about permanent tenants with Section 8?
- What about vacancies with Ding-Bat Rentals ... what vacancies?
Prior to the presentation, we’ll start off with our famous Market Update presentation with Jerry Ryan, a few words from our Valued Sponsors, and the “Haves and Wants” segment.
